How do comps work?

Could you please explain to me how comps actually operate? I'm trying to wrap my head around the concept but I'm still a bit hazy on the details. Are they simply a way to compare property values or is there more to it? Do they factor in location, amenities, and other variables? And how are they used in the real estate market? I'm really curious to understand the mechanics behind it all.
